Q. I have a customer who has a 698 Middle Score and need a 100% NO INc, NO Asset Loan for a Purchase. She is on SSI and has other income that can not be documented. So We have to use the NINA program. Any suggetions ? THank You !
Q. I have a borrower with 780 FICO, 65%LTV, stated income. Need to get a cash-out loan of $300,000 (the whole amount cash out, the house is paid off at this time) I need to get him a 3/1 ARM or even HELOC that pays enough YSP to do a NO Closing Cost loan and make some money for myself. The majority of the lenders I looked at so far have a $200,000 limit on the cash out. Please let me know if you are aware of anybody allowing the 300K amount as cash out and paying enough YSP on a stated income ARM, to cover costs and then some.

Q. I'm looking for a lender that will allow a refinance with cash out, while keeping title vested in an LLC.
The subject property was recently acquired from a 1031 exchange, and the borrowers want to avoid capital gains tax in the event they have to take title out of the LLC for the refinance.
Do you know of any lenders who will allow them to keep title vested in the LLC? The borrowers are married and will qualify for the loan on their own credit scores and incomes. Further, the articles of incorporation show both borrowers as 100% ownership.
I'm looking at hard money lenders, but wanted to try this forum. Any suggestions would be greatly appreciated. Thank you.
